Located in the heart of paniolo country in the upcountry community of Waimea is Waimea Parkside, an urban style, planned unit development neighborhood of luxury homes on 10 acres. Surrounded by views of Mauna Kea and rolling green hills, this neighborhood of classic Hawaii plantation style, heritage homes interweaves the natural beauty of Hawaii with the traditional forms of its architecture, embodying a nostalgic quality reminiscent of a simpler time yet with the benefits of modern living.

When completed, Waimea Parkside will have forty homes, either one or two-story, ranging in size from 1700 to 2900 square feet. Twenty-six residences have already been constructed, attracting a diverse ownership: from retirees and families, to professionals and people relocating from the mainland or other islands. What owners all have in common is choosing to be part of a unique neighborhood that has been thoughtfully conceived and executed: a pedestrian-friendly way of life in an ideal location close to amenities and world-class facilities, with homes constructed with quality materials and workmanship, while offering convenience, style and long lasting value.

Today, with Hualālai Resort developed well beyond the half-way mark, the resort’s natural landscape, including centuries old lava flows and flora indigenous to the site, is mature. Its many amenities (including a AAA Five Diamond Four Seasons hotel and the Hualālai Club, offering incredible golf, spa, tennis, dining and watersports offerings) are complete, providing an environment and experience unlike any in the world.

There are many reasons families return, again and again, to Hualālai Resort’s mesmerizing shores. Kona International Airport is continually adding direct flights from all over the world to accommodate the high demand of travelers, making paradise increasingly accessible.

Many of our loyal guests have been spending weeks at Four Seasons Resort Hualālai since the hotel’s opening in 1996, often requesting the same accommodations year after year. The next generation of adults are now bringing their own young families to share the memories and traditions they enjoyed with their own parents.

Waimea Parkside was envisaged and developed by Tinguely Development, a complete design-build firm whose president Phil Tinguely and talented team of architects, interior designers and construction managers took the concept to heart. Doing business on the island for the past 25 years, Tinguely Development has broad experience in building luxury single-family homes in resorts like Hualalai and Kukio, residential and condominium developments, office buildings and retail and professional complexes. This diversity of building experience was the key to the company deciding to take on the challenge of a unique project like Waimea Parkside.

Because the Waimea Parkside neighborhood was one the first of its type on the Big Island, it was of key importance to the Tinguely team that it seamlessly fit into and be a welcomed addition to the historic Waimea community. That meant carefully evaluating all aspects of the project before construction to make sure it was accepted by area residents and appeal to buyers who would appreciate its special ambience. Thus, the neighborhood has narrow, paved roads and no sidewalks and no streetlighting, which are keeping in character of the overall Waimea community.

Of equal importance was creating a real “sense of place” centered around plantation-style homes that expressed Hawaii’s heritage architecture: board-and-batten, lap siding exteriors, metal roofs and front porches, while interiors have high, coffered and box beam ceilings, hardwood floors, and crown molding. At the same time, these homes are completely new with many modern design features such as solar hot water, radiant heated bathroom floors, fireplaces and many more.
